What happens when confidence returns
H1 2026 began with a market that had every reason to be confident. Transaction volumes were strong, Off Plan demand remained elevated and Dubai continued to build on several years of sustained growth.
Then geopolitical uncertainty changed the mood quickly.
Transactions slowed, buyer activity softened and investors, landlords and tenants took a more cautious view of what the months ahead might bring. But the story of the first half is not simply one of slowdown.
By June, the market was beginning to find its footing again. Buyer registrations recovered, leasing activity strengthened and Off Plan continued to lead, while luxury demand returned with renewed momentum.
The first six months of 2026 offer a useful reminder that a slower market is not necessarily a weaker one. The more important question is what happens when confidence returns — and the signals from June suggest Dubai’s property market may be entering H2 on firmer ground.
