One of the city's most iconic destinations, Dubai Marina offers urban waterfront living with a wide variety of nearby attractions. One bedroom apartments in the area saw the most activity in 2022 for having the best ROI, a high occupancy rate, and an attractive value per square foot. There were also many new projects handed over throughout the year, with some of them starting to sell in the secondary market for premium prices.

Premium developments such as Bluewaters, Address Beach Resort and Emaar Beachfront are particularly popular – especially with cash buyers arriving in Dubai from European countries. Vacant units are in high demand and selling for elevated prices due to undersupply. With rental prices soaring, investors are looking to place new tenants at the current market price.
